When Should You Market Your Home?
Moving home can be an exciting time, but if you’ve never sold a property before or haven’t sold in a while, you may question when you should list your home for sale. If you have a property to sell, then it’s natural to want to secure your next home before you list your current property on the market.
There are advantages and disadvantages of listing your home for sale after securing your next home. Our local, experienced and trusted estate agents can offer tailored and holistic support for you.
Sell As You Buy
The property market has been buoyant over the past two years, with typically more buyers in the market than sellers. Consequently, due to supply and demand, property prices have risen considerably. In the last year, house prices in Scotland have risen, on average, by 9%.
There will be instances where it’s beneficial to wait and sell your home once you’ve had an offer accepted on a new property, however more often than not, the best approach is to sell as you buy.
When you view a property the estate agent or seller will ask if you have a property to sell yourself. If your property isn’t on the market, then it can negatively impact your chances of your offer being accepted. This traditionally happens when there’s multiple parties interested in a property, which is what we’re encountering at the moment.
The optimum solution is to arrange to meet with an estate agent and discuss your objectives. Your estate agent, once instructed, will help arrange professional photography, create floorplans, prepare a listing for property portals (like Rightmove and Zoopla), as well as guiding you through the home report process. This can take some time, so it’s best to get everything in place whilst you look for your next home. When you’re ready we will list your home on the market, with your approval.
One on the main benefits of selecting a local estate agent is our knowledge of the market. We can guide you on how quickly we expect your property to sell, estimate the quantity and value of offers and support you in finding your next home too.
